Vickie Gerrard The worst organisation I have ever had the misfortune of dealing with. They ignore you for as long as possible and then bully and threaten you until they get their own way. I have lived in my home for 19 years and since they took over (2008) I have had nothing but problems. If you have the choice avoid them at all cost!

Kris Nicholson Absolutely awful company. These cowboys don't know how to assign a tenancy. They dont respond to you for weeks after weeks. You file a complaint and they acknowledge they are wrong but do NOTHING about it. It is unbelievably difficult to get disability adaptations made to the house with most requests being referred to the council's occupational therapy department even though it's the responsibility of LMH. They have this "thing" for misinformation and will gladly give you the wrong answer even though they have access to the internet and the government website which explains all of the housing rules that you and LMH need. So far I've been waiting for 8 weeks for someone to give me some advice and support about taking over a tenancy, I have been paying the rent and council tax, since april 2016, out of my benefits which should be paid by benefits if I was the tenant but all I get is "legal team are looking at it". "I" have to call them for updates and never get through, nor a call back, but they'll take you to court in a heartbeat if you're late with your rent. They also refuse to compensate you for financial losses in the event that they (LMH) caused the delay and cost you hundreds in fees that you didn't need to pay if LMH had done their job properly, at all even. Booking repairs is a farce in its own right. They'll remind you for days via text, turn up, say "I haven't got the gear to do that, they've only given me "this". "this" being nothing to do with your repair or a fraction of the materials needed to do the job. "I'll have to rebook it for a few days time, no biggie". At this point if you had a rope in your hand.. No biggie to you mate, what about the lost wages for waiting in?. LMH won't pay up. They'll admit it's their fault but just won't pay you your losses, end of. Absolutely terrible and it's a crying shame that they can get away with it as the average don't have the money to drag it out through the courts. Also take notice of Vickie Gerrard's post as I have encountered the same issues too with my Housing Officer. Beware. This company is as corrupt as they come and specialise in not knowing anything about housing. Yet the council gave them the stock.. One day I'll wake up and realise it's all a nightmare..
Ant Hankin LMH trespasses on a sick elderly ladies home destroyed her hedge and damaged fencing. They are refusing to fix this to the way it was before they damaged it. They lied And refused to hand over independent survey reports, until they was told that under data protection they had to hand it over. They also tried to bully into giving up with deadlines, I am holding them to there letter "no work will be done until the matter is resolved". Deadline is 6 years not 10 days. I will hold them to everyday until they give a decent proposal

Dreadful, I've always had problems. They wrecked the back garden with their so called improvements. The perfect lawn has been turned into a bog, a muddy mess. I asked for a repair twice online, 3 months on, still waiting. I have give up complaining, it's a waste of time

Absolutely terrible!!
Terry Seerey This flat was nice when I moved in Dec 2006,but in the last year the Block has become a nightmare since a Tenant moved in facing me. Smashed up a Taxi I hire to work costing me nearly a £1000 then last month set fire to my front door at 03.45. The Housing officer is in competant, I only want to be rehoused from here. There is a Tenant in flat above who shouts loudly up there I cannot sleep due to working at early hours, . Worst housing association
Alex B Shockingly bad customer services. I've had a fix to my roof needed for two weeks now. They never call back. They flat out try to fob you off. Ironically I even logged a complain via their online portal. Nearly a week later and that hasn't been responded to nor has it even been allocated to someone to reply to me. How is that acceptable? If I failed to pay my rent they would take me to court in an instant. I will update this review once I speak to someone who actually knows what they are doing on at the help line!! Update: I raised a complaint which had zero responce and they deleted it. Shocking!!!!
James hough I am a Tennant of LMH torus and me and my partner are having a nightmare with the person below us in a block of flats shes causing nothing but trouble for nearly everybody who lives here torus are more then aware of her but refuses to take action why I ask I wish i was fore Warned before i moved here 5 months ago it's a ongoing problem and it's being going on for years absolute disgusting company as you call them to report a incident and all you get in reply is you'll get a call still waiting 2 week on STAY CLEAR OF TORUS

Izabela Kiss I have an emergency with an infestation of rats !!! Going through the ceiling and all they can say it’s that is up to the council !!!! Paying £90 per month for service charge god know what the hell that includes Bcz nobody lifts a finger to help !!!! Embarrassing ! Such a poor poor customer service unreal ! The person on the phone said I do t want to repeat myself I got to go !!!! Disgreatfull absolutely No words !!!!!

Our new build property is still not right 2 and a half years since moving in ,kitchen door that don't match,children's bedroom window where the safety catch doesn't work etc etc etc...We have been constantly ignored and forgotten about and spoken to like we are just one big thorn in Torus side. Our gardens are mud baths in winter and our communal areas aren't serviced even though we pay a service charge. If you can buy /rent from another company do so .Customers don't count for anything with this shower

Anonymous One A company that has salespeople that are simply incapable of understanding what courtesy is, or respect. I simply asked to view a property to which the sales person said they would need to find the keys and would call me back. (I aimed to view on the day I called) Unfortunately it did not occur to him that after finding the keys he should have called me back, or perhaps he was incapable of remembering our discussion. Nevertheless, this could be excused as I called not once but several times to which, suprisingly, instead of my call being answered in 3 seconds like my initial call, they simply blanked me out afterwards. If this is how they treat people, I advise anyone who wishes to conduct business with this company to tread cautiously
